*Position Summary*
The Maintenance Technician is responsible for performing highly diversified duties to install, troubleshoot, repair, and maintain production and facility equipment according to safety, preventative maintenance systems and processes to support the achievement of the Fillmore’s business goals and objectives.
The Maintenance Technician is to perform these duties in the direction of their Maintenance Supervisor, if applicable, and Property Manager.

*How You'll Contribute to The Workplace, include the following, but are not limited to:* · Complete assigned work orders generated from resident requests and management as well as performing preventative property maintenance in a timely manner.
· Complete move-out and move-in processes to prepare vacant apartments for new residents.
· Performs minor electrical maintenance including, but not limited to replacement or repair of fixtures (e.
g.
, wall switches and outlets, bulbs and tubes, sockets, fuses, minor appliances, cords, etc.
) using appropriate hand power and specialist tools.
· Performs minor plumbing maintenance (e.
g.
, replacement or repair of leaks in drains and faucets, unclogging or drains, adding new lines, etc.
).
· Perform basic maintenance skills including but not limited to painting, carpentry, and mechanical.
· Diagnose problems, replace, or repair parts, test and adjust.
· Adhere to government safety practices and principles.
· Adhere to all company policies and procedures for attendance, performance, safety, etc.
· Ability to sit or stand and walk throughout the scheduled work shift.
· Read and interpret equipment manuals to perform required maintenance and service.
· Ability to lift and/or move up to 100 lbs.
· Be mindful of company equipment and tools by using responsibly and securely storing when not in use.
· Performs other work-related duties as assigned.
· Ability to work in all weather conditions, including, but not limited to extreme heat and cold.
· Ability to work flexible hours.
Other duties include travel, office support, and on-call emergency response, if applicable.

* Must possess a valid driver's license under the applicable state laws (mandatory).
* Must supply own tools (mandatory).
* HVAC and EPA / Universal certification (preferred).
* 2+ years’ experience in the maintenance field (mandatory).
* 1+ year experience within the multi-family housing industry (preferred).
* Drywall, painting, and carpentry experience (preferred).
* Experience with light plumbing and electrical work (preferred).
* Working knowledge of appliances to include washers and dryers.
* Ability to physically demonstrate basic job duties (completed during interview process).
* Fair Housing training (preferred).
* Yardi experience (preferred).
* Ability to develop and maintain effective working relationships with stakeholders, including employees and the general public.
* Ability to perform work with a high degree of accuracy and organization.
* Ability to work cooperatively with others.
* Mature professional attitude and considerable discretion, including ability to manage confidential information.
* Ability to perform with considerable independence and initiative.
