The Building Control Operator is responsible for safe and efficient operations of the boilers and related equipment.
The BCO is responsible for the operation of the Building Automation System (BAS) and maintains all equipment in proper operating condition.
The BCO responds to alarms related to the Building Automation System and makes decisions for corrective action.
The BCO performs preventive/predictive maintenance on the facilities support systems.
This position does not have direct patient contact.
This role may also flex as a maintenance repair technician, that would support maintenance and repairs to the following systems.
Electrical, mechanical, fire suppression and equipment systems within facility operations.
Required Educational Degree:
High School Diploma or GED
Major/Area of Concentration:
Associated technical school training or Additional maintenance training
Required Certifications:
Current Ohio High Pressure Boiler license or higher license.
Required Experience:
1-2 years operating experience with boilers and Building Automation system and maintenance or technical field experience
Jos Essential Functions:
Monitors and controls the operation and maintenance of all mechanical systems equipment, including distribution systems, boilers, domestic hot water heaters, ahu’s, chillers, cooling towers, compressors, pumps, valves, medical air, medial vacuum, softeners, and related equipment to ensure safe and efficient operation.
Monitors equipment to ensure operation is within specified parameters, especially for surgery, cath lab and C-section rooms.
Conducts necessary water tests and inspects system equipment and components to detect actual and potential mechanical problems that would affect performance and takes corrective action.
Operates the Building Automation System and related software, ensuring that system modifications and upgrades maintain or enhance overall system flexibility, responsiveness, and reliability.
Implements an effective preventive maintenance program using the sites computerized maintenance management system (CMMS), repairs and adjusts mechanical and electrical systems and controls, monitors and records effectiveness of maintenance activities, takes corrective actions when necessary to ensure the safety and reliability of critical mechanical systems under his/her watch.
Effectively maintains assign zone per customer and departmental exceptions.
Establishes effective standards and procedures for operations of heating, cooling air handling, electrical and mechanical control systems.
Makes recommendations to management on the specifics of a site energy savings program, participates in periodic reviews to ensure compliance with applicable safety regulations.
Start/stop and adjust operating equipment in response to request for changes.
Troubleshoots and preforms minor repairs in response to work orders about inadequate comfort levels.
Performs preventive/predictive maintenance, repair, and adjust HVAC equipment to ensure the safety and reliability of critical mechanical systems.
Preforms self-development activities sufficient to maintain craft specialty skills and certifications required to perform assigned tasks.
Takes part in owner training dealing with construction projects and new equipment.

Works with contractors to assist in shutting equipment/systems down to do needed repairs.
